Light-filled, efficient design at Nabuurs II, developed by Heembouw

Industrial acoustic solutions for BREEAM certification

Nabuurs II is a 27 900 square-metre logistics hub in Haps, the Netherlands, designed by Heembouw and leased to global retailer Foot Locker. Combining high indoor comfort and BREEAM “Very Good” certification, the centre features energy-efficient systems, recyclable materials, and 1500 square-metre of Rockfon Tropic acoustic tiles. The design balances sustainability and performance across warehouse, office, and mezzanine zones.

Acoustic performance across every zone

Designed for seamless logistics, Nabuurs II includes warehousing, office, and mezzanine zones fitted for clarity, comfort, and operational flexibility. The ceilings were tailored to meet each function while supporting the building’s efficient layout.

To improve acoustic comfort in key workspaces, 1500 square-metre of Rockfon Tropic ceiling tiles were installed by G&P Afbouw. Their surface reflects 86% of natural light, contributing to a brighter, more energy-efficient environment. The tiles feature an A15 straight-cut edge and were mounted on the Chicago Metallic 2750 T15 grid system. This setup allows for demountability while maintaining a uniform and refined ceiling finish.

Having previously worked on Nabuurs I, G&P Afbouw were familiar with the project type. “It was helpful to have experience from Nabuurs I and other Heembouw projects”, says project leader Richard Uitzinger. “At Nabuurs I, the coves were positioned too close to the outer façade, limiting aerial work platform access. This time, we allocated more space, which made the installation process much smoother. Seeing the final result is truly satisfying".

Nabuurs is committed to achieving zero emissions by 2039 across all operations. As part of this strategy, Nabuurs II has applied for BREEAM certification, successfully attaining a “Very Good” rating. The facility incorporates electric climate control systems, heat pumps, and responsibly sourced materials to meet its sustainability goals.

Composed primarily of abundant and natural stone wool, the Rockfon acoustic ceiling panels that are installed at the facility are infinitely recyclable and are Cradle to Cradle Certified®. They contribute to BREEAM scoring across the Management, Materials, Health & Well-Being, Waste, and Innovation categories thanks to features such as life cycle cost, service life planning, Environmental Product Declarations, responsible sourcing, among others.
