Transforming an office into a place people actually want to be
How Fokkema & Partners turned a closed, almost-vacant landmark building in Arnhem into a vibrant co-working destination.

A building that had stopped working
Built in 1996, the Landmark building in Arnhem had become almost entirely vacant. A closed-off facade, an uninviting entrance, and interiors disconnected from the city around them. For a prominent building on the A235, that was a significant problem.
Fokkema & Partners were brought in to transform it into a multi-tenant co-working space with offices, meeting facilities, an all-day bar and a restaurant. Something that felt less like a dated office block and more like a destination.
But turning a closed, circular 1990s building into somewhere people genuinely want to spend time required more than new furniture and a lick of paint.
A round building and a ceiling that fits
Architect Anne de Bruijn's vision centred on openness and connection. A transparent new entrance facade, a park-like forecourt with water features, and interiors designed to feel like an urban piazza, with lounge seating, lush greenery and an all-day bar drawing visitors through the space.
"You immediately get a bond, a form of communication with the outside. And inside, the inviting feeling continues," said De Bruijn.
The ceiling was central to making that interior vision work. It had to complement the warm palette of greens, dark blues, terracotta and original natural stone floors without dominating the space. And it had to follow the building's distinctive circular geometry, which was anything but straightforward to install.
So how do you fit a precise, seamless ceiling into a building with no straight walls?

Custom-made on site and colour-matched
Fokkema & Partners specified Rockfon Color-all in Clay, a warm earth tone that sits naturally within the scheme's palette. The tiles were specified in a large plank format of 2100x600mm, matched with a Bandraster grid in the same Clay colour. The Dznl edge finish on the long side conceals the suspension grid, leaving a clean, uninterrupted ceiling surface across the space.
"We stay updated with manufacturers and actively seek innovative materials and colours. This led us to choose the beautiful Clay colour of the Rockfon Color-all ceiling, which complements the other colours used," said De Bruijn.
The circular geometry of the building meant standard installation wasn't an option. Installer ACN Totale Afbouw worked with a specialist company to map the exact curves of the walls and ceiling before a single panel was cut.
"Tackling the round shape proved to be quite a feat. We collaborated with a specialised company to meticulously outline the curves. Armed with these precise measurements, we crafted bespoke shanks and tailored ceiling panels on-site," said Thomas Jacobsen, manager at ACN Totale Afbouw.
Lighting and sprinklers were integrated seamlessly into the finished ceiling throughout, meeting the building's sustainability requirements for its updated installations.

From vacant to vibrant
Landmark Arnhem is now a co-working destination that’s unrecognisable from the closed, empty building it replaced. The ceiling, the materials and the spatial layout work together to create an environment that draws people in from the street and encourages them to stay.
